Maintenance

Asphalt is made up of course aggregate and liquid emulsions blended to bind them together. Once laid and rolled nature takes its course, and just like any renewable, it needs to be nurtured.
Over time asphalt surfacing will experience general wear and tear not only from constant use but from mother nature herself. The sun being its biggest drain.

When asphalt is new and fresh it has a rich black coloring and a bit of a sheen. That is a result of the asphalt emulations. Over time the emulations will begin to dissipates and dry out, causing your surfacing to become grey in color. This is our asphalts way of telling you that maintainace is necessary.

If you were to take a slice out of your driveway or parking lot, you would find the colors are layered. Dependent on the time of sampling, you will find the bottom of your slice has maintained that rich black coloring. Moving upward toward the surface of your slice you would be able to see the gradual graying. The lighter the gray coloring the less healthy your asphalt surfacing is, allowing for damage to come into play.

Types of Damage

Surface Deterioration – This is just good old age, brought on by the suns persistence, weather and repetitive stress from vehicle usage.  This causes surface unraveling and roughness.

Low Spots These are areas where the foundation beneath your asphalt surfacing has settled or is beginning to collapse or deteriorate

Cracks – This is where your problems begin.  Ranging from hair line in your surfacing to large gaps brought on by nature, the natural life cycle of your surfacing, repetitive use and the weight carried by such.

Alligator CrackingThis is a cracking pattern that occurs as your driveway or parking lot begin to deteriorate.  These do start small and generally progress into larger problems fairly quick.

Potholes – Craters in your in your parking lot or driveway usually brought on by standard wear and tear.  These are unsightly and frankly irritating to drive over.  Without repair they not only ruin your curb appeal but they could cause damage to the vehicles that are run through them.

Poor Maintenance – Renewables need to be replenished over time.  Like a plant needing to be watered.  It’s not something that will require your every moment but when you see an imperfection it’s time to keep a watchful eye

Types of Damage

Crack Fill – This address large breaks in your asphalt surfacing. Crack fill is a rubberized emulsion melted into wide and deeper cracks to prevent water or debris from entering.

Seal Coat – Maintaining your asphalts emulsion content is your number one defense against asphalt damage. Seal Coating is a spray application of emulations that penetrate the surface of your parking lot or driveway surfacing, renewing its color and elasticity.

Pot Hole Repair – This is surface level damage, when dealt with at its early stages. When repairing potholes, we clean the damaged area of all trash and debris. We then check your foundation material to ensure it is in fact surface level damage. We proceed by applying an asphalt adherent and filling the hole with solid asphalt and compact the surface. This is generally a quick repair that will maintain the outer shape of the incurred damage.

Asphalt Patching – Patching is the route we take when you want to maintain a more manicured look throughout our parking lot or driveway. When patching, we clean the damaged area by removing all debris, faulty surfacing and foundation material. Once the area has been cleaned, it will not only be filled in its entirety with new asphalt surfacing but the new surfacing will extend beyond the edges of the damaged areas creating a square of asphalt. This dresses the edges of the damaged area to maintain a more uniform look through out your driveway or parking lot.

Alligator Cracking and Full Depth Repair – This is a large sale repair to correct areas with severe damage to the structural integrity of your driveway or parking lot. Just like potholes and patching we begin by cleaning the damaged areas of all debris and faulty materials. We then saw cut the edges and proceed with a deep extraction of your faulty foundation. Once cleaned we will apply a bonding agent and fill the area with Type A Asphalt and compact. We will apply another layer of bonding agent and cap the area with Type D Asphalt, feathering out the edges, creating a smooth uniform surface.

Overlay – Is a resurfacing method for older and neglected driveways or parking lots that still have a good foundation. We start by cleaning the lots surface. We repair all damaged areas as if they were pot holes and then cover your entire existing surface in a layer of Type D Asphalt.
